Forty miles north of Houston is the beautiful and wildly popular city of Conroe, Texas. It was first settled in the 1870’s, when immigrants recognized the rich timber that the area had to offer. By 1900, the city’s downtown area was filling with businesses looking to get their share of the timber and lumber trade, but in1901, a devastating fire swept through the city. The city’s businesses quickly recovered their losses and rebuilt thus giving Conroe the tag of “The Miracle City”.

Businesses in “The Miracle City” prospered over the next few years. 1904 brought with it excellent trade in timber and the city was renamed Conroe after Isaac Conroe, a lumberman from Houston that had built the first sawmill in 1881. In 1911; however, a second devastating fire swept through the downtown area. Residents and business owners could not be kept down and Conroe, TX would once again be reborn.

Conroe, Texas History Continued

In the early 1930’s, the oil industry began to grow in Conroe, Texas. More businesses and residents flocked to the area; a population explosion was well under way. Grocers, produce stands, entertainment venues, and clothing stores became prominent in the downtown area.

Conroe has continued to grow in business and population. The 2000 census showed Conroe as having 36,811 residents, but the predicted 2010 census is over 40,000. There is a vast array of cultures that have flocked to the Conroe area, attracted not only by the continuing excellence of business opportunities, but its mild weather, too.

Winters are quite mild in Conroe, Texas with the average daytime highs in the winter months reaching the mid 60’s. The summer months are not excessively hot, with averages in the low to mid 90’s. Monthly rainfall averages from 3.5 to 4.5 inches, makes this area ideal for the gardening and lumber industries.

Lake Conroe is a popular attraction to visitors. It is a wonderful place for family vacations, camping, swimming, and fishing. In October, the Toyota Texas Bass Classic is held at Lake Conroe, attracting fishing masters and visitors from all over the nation. The event has something for everyone including a fireworks show, many food vendors, and live entertainment by some of country music’s greatest artists.

Housing options are abundant in Conroe, TX. Single-family homes, apartments, town-homes, and downtown lofts are available. The average property value for a single-family home is $200,000, but properties with price ranges from $180,000 to $300,000 are currently on the market.

    In my opinion, Conroe will be one of the hottest areas in 2010. From my analysis of housing sales in the area, I’m projecting that there will substantial movement into Conroe over the next 4 years.
